Australian surfers found this beach by dirt track in the 1970s, and basic bamboo warungs run by local families served it through the 1980s. That changed in 1995, when PT Bali Pecatu Graha, a company owned by Tommy Suharto, bought the land and began developing the 400-hectare Pecatu Indah Resort the following year.

The Asian financial crisis and the 2002 Bali bombings paused construction from 1998 to 2004, but the resort pushed on afterward. New Kuta Golf, an 85-hectare, 18-hole, par-72 links course, opened within the grounds in 2007, overlooking both this beach and Balangan next door.

One Planned Concession, Not a Contested Strip

That single-developer history is a real point of difference on this cliff, not a footnote. This beach sits inside a privately master-planned resort concession rather than on land contested by the regency government, the situation that led to the 2025 demolitions elsewhere on this coast.

No enforcement action specific to this resort features in the record, and the same regency zoning rules that cover the rest of the cliff still apply here on paper. The difference is who built first and to what plan, not a different rulebook.

Golf Villas, Warungs and Not Much Else Named

Housing stock here means villas built into the resort itself, typically multi-bedroom units with pools marketed alongside stays on the golf course rather than standalone cliffside houses. At beach level, casual warungs still serve satay, nasi goreng and coconut water on the sand, a direct holdover from the pre-resort decades.

Who Dreamland Will Not Suit

Better to say this plainly now than have you assume otherwise later:

• You want an informal, surfer-built village feel. This cove has run on a corporate masterplan since the mid-1990s, closer to a resort than a fishing hamlet.
• You need a sourced price before you commit. Nothing on land, rent or yield has been published for this cove yet.
• You want standalone cliffside architecture. Villa stock here is largely built into the golf resort itself, not sold as independent houses.
• You are avoiding golf-adjacent developments entirely. The course sits at the centre of this beach's identity and its surrounding villa stock.
